    Garden Cities - joke title really! - as with all new build properties the very things they lack are GARDENS of any worthwhile size!

    Absolute joke calling a 10,000 collection of cheaply built rabbit hutches a village!

    It always strikes me how the people pushing most for these 'homes' are the rich building companies and their lobbyists. Around here, and probably over the whole country, these big companies are just putting in planning applications on any field or bit of land they can, whether they own it or not and seeing what happens. When the application gets turned down they appeal. They then get about 40% passed. And then they make a big profit.

    About time these new projects were built on a non-profit basis!

    The New Towns that were built in the fifties, sixtoes and seventies were built with huge amounts of government money (at a time of post war austerity) and were pretty succesfull.
    They were all built on greenfield sites and most swallowed up existing villages, like it or not they arent going to be worried about the loss of a race track or two.

    Its the difference between being ****ed at 400 houses and completely ****ed at 3500.

    Interesting to see who picks up the bill for the new road, the builder was going to pay, might be the tax payer now.

    It's Central Government who are behind the housing programmes, THEY decide the numbers a council MUST provide and adhere to, NOT the local council, Stratford council were forced by central government to provide the numbers, as are other councils, they had no choice, if they could not find the numbers a goverment officer would do it for them, period. If the local council does not have a Local Plan in place then they are open to aggressive development, the Local Plan is basically an agreed plan for the area, including infrastructure, housing, commercial and industrial areas for development, and the phasing etc. On the list is also Dunton Hills Essex, 10 mins from my house, this scheme is opposed by 95% of the community (according to the results of a local consultation) so it will be passed regardless of opposition by the council and residents. localism my arse.

    It's funny, there's a desperate need for affordable housing which is why the government are pushing for these developments. They build cardboard rabbit hutches and sell them for £160k on a shared ownership scheme so it only costs you £80k upfront so people can get on the housing ladder. But why not just help them buy an £80k terraced house of which there are plenty. This scheme is no better than the northern rock together mortgage which screwed northern rock and many thousands of people like myself sometime back. Meanwhile, how many falling down disused mills, factories, and god knows what are scattered around our inner cities and suburbs? These can provide massive amounts of land for new housing without spralling onto greenbelt!!

    Trouble is that in most of the south east one of those terraced houses you have up there would cost upwards of £200k; way more money than that in the London boroughs.

    Huge amount of dockside/old industrial buildings around London have already been converted but are a long way from being affordable unless you happen to be a merchant banker or oligarch .

    If Chancellor Osborn's (anyone remember him?) "Northern Powerhouse" policy had been real rather than a load of hot air, terraced houses in the North would be starting to fetch big money, and those northern disused mills etc. would be converted to loft apartments available at something like a £1m each.

    IMO, the housing shortage (in the south east) isn't going to go away without house building happening at 1950s levels. Then, most of the house building in the UK was financed by central or local government money. Certainly can't see anything like that happening with the current government.
