    you could look at it another way. buy the house off of him through a third party (solicitor?) then you can put the fence wherever you want, get the deeds amended and sell or rent the rest. just a thought

    it would be an option if I had the money, but if the sale does not go ahead, he will hate me even more, he is full of himself, I met him a couple of times & he;s telling me what to do & he's going to take me to court.. never does anything that will cost him money, hence no legal letters from him as it would cost money....

    sounds like you're well rid of him. probably best to let the estate agent know of the dispute as mentioned above, just so the buyer doesn't hate you from day one.

    the estate agent does know as I handed in a copy of a letter i'd sent so they had a copy , they too decided not to tell the buyer, which they should do...

    oooh! they could get in trouble for that
    could you talk to the buyer and explain the issue? possibly if he still buys it you could then sort it with him amicably.

    Someone I know was the cause of a neighbourhood dispute( car work at home ) . The seller didn't tell the new buyer and it went to court where it cost them £20k for non disclosure!!

    simple solution play the police at there own game.. The moving of the fence has caused you alarm and annoyance therfore according to the Police a breach of the peace must have occured. The neighbour has committed a breach of the peace.. Also it would appear they have damaged the fence, criminal damage as that is YOUR property. They also procured ground belonging to you.. the ground issue would be a civil matter but never the less that too will be causing you great distress ... and breaching your peace .. call them back and make a complaint

    Or remove all fencing and the day ****face moves out erect a fence and tell the new neighbour the wife wants a little fence to keep her visiting kiddies off of their land.
