chubbs, what about a prefab garage? As I understand it they're classed as a non-permanent structure and don't need planning permission as long as they meet certain criteria. This site seems to give a good guide to permitted heights and distance from existing buildings.

I think you will find as long as it bolts together it should ok, made two of mine from box steel with sheet cladding but I left out the bolts, just welded the frames and rivet on the sheets, easy

Planning permission all depends on where you live and where abouts you are building with regards to house, road, drains etc... We finally had to settle for an oak garage because of the area we live in. We wanted to put up a corrugated metal one as we had in our old house, but we weren't allowed.

It has taken us a year to get our garage. We are now spending the weekend putting in fireboard, electrics etc.. which has to conform to standards. SOOOOOOO once more we have to have the building regulations man round.

Check everything with your council. They will only come back and bite you on the bum if you don't!!!

Chubbs just because they have said no it does not have to stop there, you can find out the objection(s) and re apply or even appeal. Our garage was knocked back, but we moved it about 15ft to an area where it is much more visible by the objectors ( the bent copper and his pal) and then they passed it. However it did start of the hate campaign:****er::****er::****er::****er::****er::* ***er:

my second planning aplication was knocked back because the old bloke across the road didnt like the colour and said it would ruin his veiw, so we had to plant a hedge at the side of it ,what you have to bear in mind is that my garage is 10 foot in the air from the side veiw and does not project from the siloet of the house ,
i had to apply 3 times because of this bloke the c&%nt cost me a fortune in building engineers reports and to top it off all you can see from his house is a 10 foot dry stone style wall with the side of my house ontop of it ,baffeld me

Kill all your neighbours and bury them. You don't need planning permission for a big patio
